The BASIC HOME INSPECTION will provide you with information about the type and condition of the: Structural foundation and framing system, Exterior system, Roof system, Plumbing system, Electrical system, Heating system, Cooling systems, Interiors, Insulation & ventilation system, and if installed the Fireplaces of the home inspected
The BASIC HOME INSPECTION FEE starts at $159 dollars for homes and condominiums up to 1200 square feet. The fee increases as square footage increases. Typically add $10 dollars per 100 square feet after the base price.
Detached structure such as garages, pool houses, barns etc. are not included in the Basic Home Inspection fee schedule. To add these structures to the inspection fee add the additional square footage of the detached structure as total square footage of the home to be inspected. This price is not applicable to any other promotional pricing. Any ancillary services such as crawlspace inspections, detached structure inspections, mold sampling,radon sampling, IAQ sampling, pool inspections, etc. are performed for an additional fee.
Crawlspace/Basement Inspection = If you see vents around the exterior wall, you have a crawlspace and it needs to be inspected. The image to the right shows a loose pile of bricks supporting a living room floor.
Crawlspace inspections are an additional fee.

Homes pre 1960's and older - Older homes require more time than newer homes because of changes that occur to a home over time. Much of the inspectors time is spent trying to determine what systems are working and what systems have been abandoned. Systems as Electrical panels, older plumbing and HVAC systems, etc. An additional 20% will be charged to the Basic Inspection fee.
